HOW LONG DO LEASES RUN?
August 15th - July 30th
WHATIS AN INDIVIDUAL LEASE?
Our leases are per person, rather than by apartment. This provides the security of knowing that you are not held responsible for your roommates rent.
WHAT IS THE SIZE AND HOW IS THE APARTMENT SET UP?
The apartments are approximately 672 square feet. The units are 2 bedrooms, 1 bath with kitchen, living room, laundry area, hall, and deck or porch.
ARE THE APARTMETNS FURNISHED?
Yes. Each unit is furnished with a couch, side chair, coffee table, 2 end tables, dinette table, 2 dinette chairs, full size bed, 5 drawer chest, desk, desk chair, blinds, and patio furniture.
ARE UTILITIES INCLUDED?
Yes. A utility allowance is built in to each tenants' contract. A Utility allowance is the amount included in you lease payment that is applied towards the monthly utility bills. If an apartment exceeds this amount, each tenant is individually billed for their share of the overage, divided by how many tenants are in the unit. Overages for the unit are billed on a quarterly basis.
WHAT APPLIANCES ARE INCLUDED?
The following appliances are included in each unit: stove/oven, microwave, refrigirator, and stackable washer and dryer.
ARE THERE HIDDEN FEES?
No. We do not charge application or community fees. Other than your monthly lease payment, there is a remote chance of a utility overage or pet fee (if applicable).
WHAT IF I NEED MAINTENANCE IN MY ROOM OR APARTMENT?
All you need to do is email our property manager and we will take care of it as soon as possible.
CAN I CHOOSE MY OWN ROOMMATES?
Yes. You just need to complete the proposed occupants sections of your applicaitons with the roommates you want to live with.
DO I NEED TO FIND MY OWN ROOMMATES?
No. We rent by the bed. You will complete a resident profile with your likes and dislikes. We will use this information to match you with roommates with a similar lifestyle.
ARE ANY APPLICATIONS GIVEN PRIORITY OVER OTHERS?
No. Our complexes are leased on a first-come, first-served basis.
CAN I HAVE OVERNIGHT GUEST?
Yes. As long as your roommates are in agreement with your guest staying overnight. You can have up to 2 guest for up to 2 consecutive nights.
IS THERE A CERFEW?
No. There is a "Quiet Hour" period that starts at 10:30 pm. Our tenants are expected to behave in a mature, responsible manner while living in the community. We ask that you show fellow tenants the same respect that you would like to be showed.
DOES THE PROPERTY MANAGER LIVE ONSITE?
No. The property manager lives off site but is available 24/7 for emergencies.
CAN I REQUEST A SPECIFIC APARTMENT OR BUIDLING?
Yes. We will do our best to accomodate your request, just bear in mind that we operate on a first-come, first-served basis.
ARE THE APARTMENTS NON SMOKING?
Yes. The apartments are non-smoking. If you smoke we ask you smoke outside and properly dispose of your cigarette butts.
ARE PETS ALLOWED AND WHAT IS THE PET POLICY?
Yes. We are a pet friendly community. Pets are allowed upon approval by management with the non refundable payment of the $200 pet fee and submission of all required records. Pets must be over 6 months of age, up to date on all vaccines, including rabies, spayed or neutered, and less than 35 lbs. We allow 2 pets per unit. There is no additional monthly pet fee after the initial fee of $200 is paid.
IS THERE PARKING ON SITE AND WHAT IS THE PARKING POLICY?
Yes. Parking permits are issued at the beginning of the lease and must be displayed on the vehicle while on property. One parking space is available for each tenant. Additional permits may be purchased at management's discretion.
IS INTERNET INCLUDED?
Yes. Each bedroom has ethernet access for internet service. Connection of a one (1) reliable router in the apartment will provide Wi-Fi.
IS CABLE TV INCLUDED?
Yes. There is a connection for cable tv in the living room area.
